Tax crackdown on AirBnb hosts

From 1 January 2024, Airbnb and other short-term rental platforms in the UK have been required to share data about their hosts earnings with HM Revenue & Customs (HMRC).

Why is this happening?

HMRC aims to combat tax evasion in the short-term rental market. Previously, many hosts were flying under the radar and not declaring their income, leading to lost tax revenue. This data sharing initiative aims to ensure fair taxation and a level playing field for all accommodation providers.

What data is being shared?

The shared data includes information such as:

  • Host name and address
  • Property address
  • Rental income received
  • Number of nights booked

What does this mean for hosts?

Transparency: It’s crucial to be transparent about your Airbnb income and declare it to HMRC. Failing to do so could result in penalties and fines.

Tax implications: Understand your tax obligations based on your rental income.

Record keeping: Keep accurate records of your rental income, expenses, and other relevant information.

Anyone who hasn’t declared their holiday letting income is therefore very likely to receive a letter from HMRC in the near future.  This is where timing is key:

  • If a taxpayer voluntarily declares their undisclosed income to HMRC before they receive a letter from HMRC this is known as an unpromoted disclosure. Penalties are kept to the minimum possible levels in this case.
  • Alternatively if a taxpayer receives a letter from HMRC first before declaring their holiday letting income this is known as a prompted disclosure. The penalties here are significantly higher, perhaps 2 to 3 times more than an unprompted disclosure.
